Whether you like him or not there are a few VERY IMPORTANT lessons to learn from how Obama is acting.  All of the news outlets are calling him PRESUMPTIVE .. He is acting like he just “ASSUMES” he will be President. Saying things a president would say.. Having people turn out to see him all over the world … All very presidential…

AND HERE IS THE BIG MARKETING AND WEALTH CREATION LESSONS THAT YOU CAN USE TOO….

This guy seems unshakeable and I believe in his own mind he sees himself as being the President. He knows what it will feels like– What he will act like– What he will say— How he will handle criticism probably sees himself eating , sleeping and already working in the White House.  Mr Mccain on the other hand seems to be “wanting” to be President and working very hard at trying to win…

Do You SEE The Difference?

Its a very subtle one but one that you can (* NEED*) to apply yourself.  You need to actually see yourself living your dream life.  Living in your dream home. This is like watching a movie with you as the star…but instead of it being on the big screen you actually play it in your own mind. Here is the exercise. Take 15 minutes each day and watch this movie of you living your dream life.. or accomplishing any goal you desire. At first things will be a bit fuzzy. But after doing this repeatedly you will start seeing very crisp details.

As an example –I want a Bentley Convertible. I actually spend my time seeing myself driving it. I know what the interior looks and smells like. I can hear the songs on the radio. I know exactly how much gas is left in the tank.

This is an idea I learned from a book called The New Psycho-Cybernetics by Maxwell Maltz and I believe it is one of the most important books you could ever read…  In fact I read this book every 6 months and learn something new each time. DON”T BE FOOLED.. This is not about just thinking and it will happen.. Now  Here Is What You NEED To Do…

Go somewhere quiet each and everyday and start playing “YOUR MOVIE” in what Maltz called the Theatre of The Mind.. Keep doing this until your movie is in high def in your own mind.. And watch things start happening.. You must of course IMPLEMENT… meaning actually do things to get you closer to accomplishing your goal. But this movie is actually the first step.. It is critical so that you know exactly what you want this accomplishment to look like and feel like.   So many people just say they want to succeed without really knowing what that means… AND they never get there or accomplish it because of this lack of clarity.. If you want to know how I went from struggling mortgage banker to multi-millionaire this is one of the big secrets…   NOW CLOSE YOUR EYES … AND PLAY THE MOVIE each and every day until you accomplish your goal and can start playing the next new release…

NOW FOR THE SAKE OF FULL DISCLOSURE —- I am not an OBAMA fan.. truthfully not that impressed with McCain either.. But you should pay attention to how a minority candidate with minimal experience is able to the Democratic Nominee and possibly even President…

Who Are You Talking To? -Don’t Use a Tank When A Gun Will Work Better

Ads Don’t Work ! They Are too Expensive! Nobody calls us from those damn ads..  Yeah we tried that but it didn’t work !  These are just some of the responses I have gotten from my consulting clients over the years.  And guess what — They are RIGHT ON !

Now don’t confuse what I said above with what I am about to tell you ok? Ads DO Work. But you need to have 3 things in place for them to work. First is the right market- Then the right product and then the right way of reaching them ( one that is profitable)

Let’s conserve some brain power here and just talk about the right way of reaching them. The first step here is to find out exactly “WHO THEY ARE.”  Are they women or men? What age? Where do they live? What do they read? Where do they go? What do they like and dislike? Are they married or single? What do they do for a living?   I am sure you can think of more… Let me give you an example from the mortgage / real-estate business that I spent 23 years in . ( This applies to all business and service providers so don’t be fooled by the example.)

EVERY SIX MONTHS I WOULD GO THRU…all of my loan files to find this prototype. In my case they were mostly from 3 zip codes , married , 30-45 years of age and were mostly proffessionals. Now get off your computer — grab your planner and block out a few hours to look thru your businesses files and do the same ! I’ll wait ! … Ready now?

THE BIG MISTAKE MOST MAKE IS TO .. try to reach these people in the MASS MEDIA. Let me give you an example- Let’s say you are a mortgage banker and need more business … Like NOW ! THe natural instinct would be to try to create an ad in your local major newspaper.  Here are the problems with that approach.

1. Newspapers and magazines charge by their circulation numbers. So let’s say your local newspaper has a circulation of 100,000 daily. Out of that 100,000 maybe 1000 or so fit the profile you are looking for AND need your services right now. So you are going to waste alot of money and not get the results you were looking for and then say ad’s suck ! By the way — same goes for radio and tv ads.

Instead let’s try to reach these people by targeting them.  So again back to my example let’s try

1. Sending direct mail to them ( there are a ton of great list brokers who can give you a list of left handed , blonde haired , blue eyed “little people” who live within 5 zip codes of your store or office.

2. Only advertise in publications they would be reading. So if I were looking for buyers who need a mortgage I would ONLY advertise in Homes Magazines in the zip codes my previous clients have come from.

Don’t waste money on untargeted ads.. Only spend your money on ads that are targeted to the prospects that fit your profile !  Makes sense doesn’t it…. Now go out there and make some money! I will cover the other 2 pieces to this puzzle in a future post ! Go out and enjoy all the money you just saved on wasted ads and the money you are going to make now that you can profitably reach your ideal customers !

What I Found In My 11 Year Olds Mail Pile

Just got back from checking my mailbox and thought I would share BIG LESSON with you here . My son is 11 years old and he just got a letter from John McCain. Not sure if he will be a Republican or not when he grows up.

THERE ARE A FEW MARKETING LESSONS IN HIS MAIL PILE THOUGH…..

One of the other items in his mail pile was a copy of the latest Robb Report which he subscribes to … If you don’t know what the Robb Report is I can best describe it as the monthly publication for millionaires that shows them the latest toys.. like ariplanes , cool sports cars, luxury jewlery , yachts etc.

If You Own a Store , Have A Professional Practice or Provide a Service Than Pay Attention To Lesson #1 - If you have kids pay or ever plan to than also pay attention to Lesson # 2. Ready ? Here we go.

LESSON #1– Message — Market– Match

Before I go into explaining this let me ask you a question..Are you getting more mail solicitations or less? I feel I am getting way less mail. One of the first things people do when business slows down is to cut expenses and the first to be cut are marketing and advertising.. REALLY REALLY DUMB !!!! 

Now that there is less mail coming in you should be mailing more . You have less competition for your prospects attention now.. You have a greater chance of getting thru the clutter. So ramp up .. Now is the time !

Ok Back to Market - Message — Match. This is an idea I learned from Bill Glazer and Dan Kennedy ( check out their magnetic marketing system at www.whatiused.com)  Here are the steps

1. Find your target market 2. Create the right message for it 3. Make them an offer.

In the case of my 11 year old son — the folks at the McCain Headquarters made a big mistake and wasted money. He is not capable of sending them a big check and he isn’t even capable of voting.

Direct mail DOES work but not when you literally “piss” money away sending your offer to the wrong people.  Be very careful who you mail to and make sure they are capable of responding to your offer.

You need to make sure that your list is laser focused. The time you spend on this will pay off in larger response and profits..

LESSON # 2 FROM MY SON’S MAIL PILE

What are you teaching your kids? For that matter what are you reading? If you are reading the newspapers all day then its a wonder you aren’t hiding under the bed waiting for the sky to fall…

While I am writing this I am watching the news ( yeah –I know ADHD) and here is the first 5 minutes so far

1. Several people killed ( that’s Baltimore)

2. Mortgage and Credit Crisis — 2 Baltimore Banks failing

3. Housing Crisis

4. Oil prices — actaully coming down a few cents WOW !

5. Comany layoffs — GM/FORD almost bankrupt

Do I need to go on? You get the idea and hear the same things everyday.

Yet my 11 year old gets the Robb  Report and is angry at me for not taking him out to look at real -estate properties to invest in.  He hears prosperity thinking in our house.. Not we need to cut back!!!! But how do we make more money? My 15 year old daughter now starting her own exclusive brand of golf attire for women !

Teach your kids abundant thinking and that anything and everything is possible. The sky IS NOT going to fall !

Are you A “Head of Lettuce?”

If you are tired of being seen as a commodity and getting business solely based on price than pay attention to this article. It could be the most profitable article you ever read. Regardless of what business or service you provide it is easy to fall into the trap of trying to get business by having the lowest price.

WORKS FOR WALMART right? Yes it does. And it also works for dollar stores and dentists , and accountants and attorneys and all other businesses and service providers. So to be fair here you can generate business just by having the lowest price.

BUT WHY WOULD YOU ?

I did this for many years as a mortgage banker and realtor. I lost alot of business due to rates. The customers first question to me always was “What’s your rate and points?”  It took me many years to realize that I would never have the best rates or points so there had to be another way to generate business.

When you work on being the lowest price provider two things are for sure:
1. You must do a lot of volume to make any real money. Translation in real life– ALOT OF WORK ! 2. There will always be someone willing to sell it for less than you.                                                  3. If you do alot of business at a loss you will go out of business sooner!

THE SOLUTION I FOUND TO MAKING MORE AND WORKING LESS.

Have you ever been to specialist like a divorce attorney , a cardiologist, a tax attorney? Have you ever been to  a specialty store? Gotta tell you a little story here. My daughter wears a size 11 mens shoe. Yet she wants to be stylish and fit in since she is 15 and very fashion conscious. Needless to say it ain’t easy finding shoes for her that are stylish. But after many many months of searching we found a store that specializes in shoes for ladies with large sized feet. ( man I hope she isn’t reading this) They solve the problem of fashion and size but they are at least 1.5 times more expensive than regular shoe stores.

PICK A NICHE , AND CHARGE FOR IT.

Regardless of what business you are in you can either be the “low” price leader or the specialist. Think about it for a minute — If you provide a service-

WHO CHARGES MORE THE DENTIST OR THE ORAL SURGEON?

Look at any proffessional field and you will find general practioners and specialists. Guess what. The specialist always charges more.

SOLUTION: Pick a niche in your business or service area and become the expert in it. People will happily pay for your expertise so you can make more money and work less….

The Recession- Is Senator Graham an Idiot?

Senator Graham just put his rich foot in his mouth by telling the American public that they are just a bunch of whiners. Is he right? Here is my take on it. Let me give you this piece by telling you a story.

Back about 8 years ago things were not going very well for me. I was really struggling in my mortgage business, was over my head in about 48,000 dollars worth of credit card debt and the future looked pretty bad. Oh– and I had borrowed about 350,000 from a close relative to open my own mortgage company the year before and had no real way of paying it back.. at least that’s what I thought.

My wife and I had spoken with a bankruptcy attorney and looking back I can honestly say this was my lowest point financially and emotionally. BTW– as an aside — You really need a great spouse when things get like this.. It is the real test of a marriage and thank goodness I picked a great spouse.

SHE SAID WE NEEDED TO JUST CUT BACK..

That’s a natural reaction right? Cut back. Stop spending ! But there was a problem with that. My mother still needed to be in a nursing home at 4000 a month. My son and daughter still needed to go to school. We still needed to eat and wear clothes and have a roof over our heads.

Most Americans are now “cutting back.” Maybe you are too. But what I discovered was that cutting back was NOT the answer.

CUTTING BACK IS NOT THE ANSWER !!!!

I took a full day and just tried to digest what was happening in my life. You know those deep meditations. I could fill pages here with all the CRAP that was running thru my head. But in the end I came to a conclusion that was very simple and yet very profound. So intense that it has changed my life and my finances forever.

WHAT I DISCOVERED IS ..

Now pay attention— It all comes down to figuring out ways to make more instead of focusing on cutting back and having less. This is what Dan kennedy refers to as poverty thinking.  Your mind can either focus on having less and dealing with it or it can be focused on getting and making more money! Your mind will simply do what you tell it to.

SO STOP WHINING — JUST LIKE SENATOR GRAHAM PROPOSED.

Of course what he said is politically incorrect but I think he is 100 % correct. He just didn’t say it correctly. There is still a TON of money to be made in this economy. Some will cutback and some will use this time to make even more money than before.
Once I embraced this idea I went on to create several multi- million dollar companies , all very quickly. I strongly believe that was because I was just focused on MORE instead of LESS. ( I tell my story and how I did it at http://www.brian.in12months.com)

BOTTOM LINE: I know it all sounds so simplistic. But that doesn’t mean it isn’t correct. So start figuring out how to make more and you will never need to worry about whining and figuring out what to cut back on.

WHAT CAN YOU LEARN FROM A STEAK SUB?

Strange title huh? This past weekend my family and I went to the beach or as it is called in New Jersey -The Shore. Not really good weather for the beach but we had a great time anyway. One of our favorite things to do when at the Jersey Shore is to stop at the White House for a sub/hoagie sandwich.

Now this place is by no means fancy. In fact it is downright dingy and not in a great area of town. You would probably drive right by it were it not for the unmistakenly  long line of people wrapped all the way around this building.

WHY?

This place has great food… Probably the best subs  you will ever eat anywhere. In fact many famous athletes, movie stars and entertainers have been there and have signed photos all along the wall. Many like Bill Cosby and the late Frank Sinatra have actually had these subs flown to them when they are not in town. If you are ever in Atlantic City you need to go there. When you first walk you will see the first table which is reserved for the Governor.

What’s crazy is that there are only 6 or 7 tables in the whole place … Hence the long line all the way around the building. By the way - we have gone to this place in all seasons and the line is the same whether it is raining , a blizzard or 100 degrees outside.  And that is the second reason why this place is so busy. They have what is known as “Social Proof” Meaning that the line itself is proof of how good this place is. The question you need to pose is:

A) Is what you offer so good that people will wait for it? AND - do you get testimonials from satisfied customers , Thereby offering even more social proof like they do with all of the famous people on the wall.

B) Can you create “scarcity”? — They do this by only having 7 small tables even though they have had many opportunities to enlarge their business location over the years.

One of the strangest things about this place is that they do ZERO advertising. They don’t need to. See they have created a great demand than they have a supply of. This is the key to success in every business or practice.

So you see there is a lot to learn from a simple steak sub. Whenever you see a successful business pay attention. Then take what you have learned  and apply it to your business or practice.

THE EASIEST SALE YOU CAN MAKE…

One way to increase your profits quickly is to make the easiest sale you can consistently? Guess you are wondering how or who? Well the easiest sale you can make is to someone who has already bought something from you.

WHY?

Think about it for a minute. You have already spent money , time, and energy trying to get this person to buy from you … and you were successful because they did buy. Hopefully , during and after the sale you have built a relationship with them and more importantly have earned their trust by delivering what you promised. Even better if you overdelivered.

Now if you are like most other business or service proffessionals you simply put that feeling of satifaction of making that sale behind you and move on to the task at hand– Getting new customers.

BUT WAIT…..

Why forget about the person who just bought from you ? They like you right? They are also probably willing to buy more from you . Heck — they probably want to .. so why make it hard for them. The big money comes from making it easy for your past clients to either buy more from you or buy other things from you. Let me give you some real life examples.

Let’s say you are a mortgage banker like I was ( a service provider). Logic would tell you that people only buy homes every 7 -10 years so why bother? If you had that attitude during the past 5 or 6 years you would have given up literally millions in commissions since people were refinancing every 6 months as rates dropped.

Now let’s say you own a shoe store. Well you know people’s shoes will wear out, new styles will come out etc.
The key here is to stay in touch with these folks. The easy way to do this is with a written newsletter. NO - I am not talking about those glossy boring ones. Try one that is personal and gives them something to look forward to other than a pitch for your stuff and a recipe.

Let’s go back to shoes and mortgages since one is a hard goods business and the other a service business. For the mortgage business why not give some success stories of happy clients whose problems you solved. Include some other current events ( not mortgatge related) and then some seasonal around the home tips. For the shoe store why not include some  nice paths to walk on , some scenic parks.. coming fall fashion tips etc.

RESEARCH SHOWS

that every month that goes by without a contact with these past clients you lose 10% of your influence with them meaning that after 10 months they forget who you are.. Even a crappy newsletter is better than nothing and these newsletters shouldn’t take more than an hour or two to put together. GEEEZ You could probably find someone on the internet at sites like elance.com to do it for you very inexpensively.

SO NOW you realize 1 way to sell to the easiest customer you have which is by staying in touch so they buy from you again in the future.

NOW I WANT TO GIVE YOU THE BIG ONE ….

Another even BIGGER way to profit from these customers is to simply sell them more. This is called the “back end”and In many businesses this is where the ONLY profit comes from once advertising and other hard costs are deducted. In retail this is similar to a “loss leader” where you offer a great item really cheap just to get them in to buy more. It is why McDonalds offers 99 cent burgers and then ask you if you want to “supersize it” Now the 99cent burger you came in for has grown to big fries, big mac and big coke and you wind up spending 5 bucks instead of 99cents.

STILL WITH ME HERE?

So let’s go back to an example for a retail shoe store and a service business like mortgage banking… If you have a shoe store why not ask if they want to buy that shoe in more colors? Or what about a handbag , hose , or socks to go with it? Or if they are buying dress shoes ask if they need any sports or casual shoes while they are in.

If you are offering a service like a mortgage why not ask if they would like it to be a bi-weekly? If they have any debts they would like to get rid of ( a debt reduction program) or how what if they have other properties like investment properties or second homes that might be refinanced? How about any legal services like prepaid legal? Or what about offering them insurance? or a free alarm system where the alarm company offers you a commission for every one you sell?

THE BOTTOM LINE HERE IS… You should be staying in touch with your past clients and trying to sell your current clients more comlimentary items or services thus increasing your average sale. The hard part is over .. these people already know and like you so they are really the easiest ones to sell to. STOP trying to figure out how to get more customers and start making more money from the ones you already have !
